Experts in Office Adaptations
Office adaptation and office construction are areas that the construction company NNBygg works extensively with.
Office Adaptations with Turnkey Contracts
We carry out office adaptations as partial or turnkey contracts. An office adaptation may include, for example, reconstruction, renovation, tenant adaptation, and/or premises adaptation.
Our typical clients include companies in the real estate development sector. Our customers often consist of well-established property managers.
We perform office adaptations throughout Stockholm and have many assignments in areas such as Central Stockholm, Solna, Sundbyberg, Sollentuna, Danderyd, Lidingö, Täby, and Bromma. We also work in other parts of the Stockholm region such as Barkarby, Järfälla, Vällingby, Upplands Väsby, and more.
Contact us and we will discuss solutions and provide you with a quote for an office adaptation at your premises.

Property Developers, Architects, and Construction Companies in Collaboration
We have extensive experience in office adaptations and therefore feel confident in offering our construction services to most companies—large and small, across all industries and levels of complexity.
Many of our projects are carried out in collaboration with property developers and project managers. This allows companies with larger offices to receive help with every part of the process:
- Building permits
- Concept development
- Drawings
- Quality assurance
- Project management
- Production
- Inspection
We collaborate with property developers who have as much experience as we do—and in some cases even more.

There is no exact answer, but let’s assume you have an office of 500 square meters.
Adapting a 500 m² office usually takes between 3 and 6 months from the first drawings to move-in. The timeline mainly depends on how extensive the changes are. Are you simply repainting and installing new flooring, or do you plan to demolish walls and replace the entire ventilation system?
Here is a realistic timeline divided into the different phases of the project:
1. Planning and Design (4–8 weeks)
This phase is not just about choosing colors but also planning flow and functionality.
Needs analysis: How many meeting rooms are required? Are quiet zones needed?
Drawings: Development of floor plans, electrical layouts, and lighting plans.
2. Authority Requirements and Permits (0–12 weeks)
This stage contains the largest uncertainty.
If you make major changes to the layout or affect fire protection, a building notification or building permit is often required. Processing times at the municipality can vary significantly, so apply well in advance.
3. Construction Phase (8–12 weeks)
For a 500 m² office, production often looks like this:
Demolition: Old surfaces and walls are removed (1–2 weeks).
Installations: New electrical wiring, network, ventilation, and plumbing (3–5 weeks).
Surface work: Walls are built, painting and flooring installation (3–4 weeks).
Interior & lighting: Installation of kitchens, glass partitions, and lighting fixtures (2 weeks).
Factors That Can Speed Up or Delay the Project:
Material choices:
Custom glass partitions or unique carpets may have delivery times of 8–10 weeks.
Condition of the property:
If piping systems and ventilation are modern, the work proceeds faster.
Decision-making:
Quick feedback on drawings and color selections can save weeks in the planning phase.
Finally:
Do not forget the final inspection. Before moving in, an independent inspector should verify that everything has been carried out correctly. Allow about one week for this and any final adjustments.
